Our Services1) Introductory Services
Our introductory charge is at a low rate from 50% of monthly rent, this service includes finding suitable tenants, drawing up a tenancy agreement, taking up references, credit checks and landlord manages his/her own property. Support/advice to manage your own property is available when requested.
2) Management services
Basic Management charge is 10% of rent only monthly. initial letting fee £250
This service will include
finding suitable tenants, referencing/credit check,
tenancy agreement,
checking in and out of tenants,
collection of rent, monthly statement to landlord
inspection of property through-out the tenancy at regular basis to ensure that the tenant is maintaining the property, content and gardens to a high standard.
We will advertise your property widely on the internet and you may be aware that we have a long list of waiting tenants.
Video/Written inventory from £40 (you may wish to do this yourself with our help/advice)

Taxation of rental income: expenses which will normally be allowable expenses are:
accountancy expenses for the rental business
advertising costs of attracting new tenants
cleaning
costs of rent collection
Council Tax while the property is vacant but available for letting
gardening
ground rent
insurance on buildings and contents
interest paid on loans to buy land or property
interest paid on loans to build or improve premises
legal and professional fees
maintenance charges made by freeholders, or superior leaseholders, of leasehold property
maintenance contracts (for example gas servicing)
provision of services (for example gas, electricity, hot water)
rates
repairs which are not significant improvements to the property, including
mending broken windows, doors, furniture, cookers, lifts, etc.
painting and decorating
replacing roof slates, flashing and gutters
water rates.
What is an Assured Shorthold Tenancy?
An Assured shorthold tenancy is a kind of tenancy which offers the Landlord a guaranteed right to repossess his/her property at the end of the term (e.g. 6 months, a year). It is now the automatic or default form of tenancy for most residential tenancies. The Landlord has a right to get his/her property back at the end of the tenancy, although a court can allow a tenant to stay up to first six months if he or she refuses to leave. The Landlord and tenant can agree the rent but the tenant have the right in certain circumstances to refer the rent to the rent assessment committee.
